Large office transactions involving spaces of 100,000 sq ft or more accounted for 28.2 million sq ft of leasing across the country’s eight leading office markets during the period, contributing 59% of the total office leasing volume of 48.0 million sq ft, according to Knight Frank India data.

“India’s office market continues to witness strong demand from large occupiers, particularly GCCs, technology companies and multinational corporations expanding their operations. While overall office leasing has remained resilient, markets such as Hyderabad, NCR, Mumbai and Pune have increased the share of large office transactions, reflecting occupiers’ growing preference for high-quality, future-ready office assets. The sustained dominance of large office leasing reinforces India’s position as a leading global business destination,” said Viral Desai, International Partner and Senior Executive Director at Knight Frank India.
Bengaluru retained its position as India’s largest office leasing market, recording 10.1 million sq ft of transactions in office spaces exceeding 100,000 sq ft during the first half of 2026. These large-format deals accounted for 72% of the city’s total office leasing activity, underscoring its continued appeal among large corporates and GCCs despite moderation from the exceptionally strong levels seen in the first half of 2025.
“The sustained appetite for larger office campuses reflects a structural shift in occupier strategy rather than a cyclical recovery. Companies are prioritising integrated developments that offer scalability, operational efficiencies and employee-centric infrastructure in a single location. This trend is also encouraging developers to accelerate the delivery of institutional-grade office assets with stronger sustainability credentials and technology-enabled building management systems,” said Jaxay Shah, Chairman of Savvy Group.
Hyderabad and NCR followed, each recording 4.9 million sq ft of large office leasing, with such transactions accounting for 65% and 68%, respectively, of their total office absorption. Mumbai maintained healthy momentum with 3.1 million sq ft of large office leasing, representing 42% of the city’s overall office transactions. Pune recorded 3.8 million sq ft of leasing in spaces exceeding 100,000 sq ft, accounting for 57% of its overall office absorption.Among the major office markets, Hyderabad emerged as the fastest-growing destination for large occupiers. Leasing of spaces exceeding 100,000 sq ft increased 63% year-on-year, rising from 3.0 million sq ft in January-June 2025 to 4.9 million sq ft in the first half of 2026. As a result, the share of large office transactions in the city’s overall leasing activity expanded from 51% to 65%, reflecting strengthening demand from GCCs and other large enterprises seeking high-quality office campuses.

The mid-sized office segment, comprising spaces between 50,000 sq ft and 100,000 sq ft, recorded leasing of 9.0 million sq ft during H1 2026, accounting for 19% of overall office transactions. Bengaluru led this category with 2.3 million sq ft, followed by Mumbai with 1.7 million sq ft and Hyderabad with 1.4 million sq ft.
Meanwhile, leasing of office spaces below 50,000 sq ft totalled 10.8 million sq ft during the period, contributing 22% of overall office transactions. Mumbai led the segment with 2.5 million sq ft of transactions, followed by Bengaluru at 1.7 million sq ft, Pune at 1.6 million sq ft, and NCR at 1.5 million sq ft.
