MUMBAI: Bollywood actor Madhuri Dixit has sold two properties in Mumbai including a commercial office in Mumbai’s Andheri west suburb and a residential apartment in Juhu for a combined value of Rs 9.25 crore.

The first transaction involved the sale of an office unit measuring 1,594.24 sq ft carpet area in Morya Landmark-II, Oshiwara, Andheri West, for Rs 4.85 crore. The deal was registered on June 23 and attracted a stamp duty of Rs 29.1 lakh.

The office, along with three car parking spaces, was purchased by Frames Production Company, showed the registration documents accessed through CRE Matrix, a realty data analytics platform.

Registration records show Dixit had acquired this office in May 2008 for Rs 52.5 lakh, indicating a more than nine-fold appreciation in value over the 18-year holding period.

In the second transaction, registered on July 3, Dixit and her husband, Shriram Madhav Nene, sold a 774 sq ft apartment in Iris Park at Juhu for Rs 4.4 crore. The buyer is Sachin Shekar Shetty. The transaction attracted a stamp duty of Rs 26.4 lakh.

The apartment was sold without a parking space, as the stilt parking slot originally attached to the flat had been transferred separately in December 2025, according to the registration document.Property records show Dixit and Nene had purchased the apartment in June 2012 for Rs 1.94 crore. The sale marks an appreciation of more than two times over their acquisition cost.

ET’s email query to Dixit’s team remained unanswered.

Both Andheri West and Juhu are among Mumbai’s most established real estate micro-markets. While Andheri West remains a preferred commercial destination for media, entertainment and corporate occupiers, Juhu continues to be one of the city’s premium residential neighbourhoods, home to several business leaders and film personalities.
