    Hyderabad emerges as India’s next retail hotspot as developers, brands place big bets

    Hyderabad: Hyderabad is emerging as one of India’s hottest retail investment destinations, with developers lining up more than 20 destination and neighbourhood malls across the city that they believe is on track to become one of India’s most important consumption markets.

    This, developers say, has also made the city one of the most sought-after expansion markets for international and leading Indian brands.

    The Prestige Group is developing a 1.29 million sq ft Forum Mall at Rajendranagar, while Brookfield-K Raheja is building a 1 million sq ft luxury mall in Raidurg, which the company claims is the first large-scale luxury mall in southern India. GMR is building a 600,000 sq ft retail project near the airport, expected to open in the December quarter. Brigade, Aparna and several regional developers are also building large retail destinations across the city.

    “Hyderabad has firmly established itself as one of India’s fastest-growing organised retail markets,” Inorbit Malls chief executive Rajneesh Mahajan told ET.

    According to real estate consultancy Anarock, Hyderabad currently has 4.3 million sq ft of operational Grade A mall stock with occupancy exceeding 90%, while another 6.5 million sq ft is under development. By 2030, the city’s Grade A mall stock is expected to be 2.5 times its current size. CRE Matrix, which uses a broader definition including shopping centres, estimates Hyderabad already has about 16 million sq ft of organised retail stock, with another 8 million sq ft in the pipeline.

    “Hyderabad offers more opportunities for retail brands given the significant pipeline of shopping malls through 2031. Bengaluru, despite being a larger market, is witnessing constraints in organised retail supply due to limited launches of shopping malls and only a few Grade A retail projects in the pipeline over the next five years,” Subheesh Babu, senior director, Retail Leasing Advisory, at real estate services firm JLL said.Also read: Lodha Developers’ Q1 net profit doubles to record Rs 1,373 cr

    Industry executives attribute the momentum to expansion by global capability centres, rising disposable incomes, record housing sales and a growing cosmopolitan population that is reshaping consumption patterns and driving discretionary spending.

    CRE Matrix CEO Abhishek Kiran Gupta said Hyderabad’s housing market crossed Rs 1 lakh crore in 2025, marking a structural shift in the city’s economy. “For years, housing sales exceeding Rs 1 lakh crore annually were confined to Delhi-NCR and the Mumbai Metropolitan Region. Hyderabad is the only (other) city to have broken that ceiling,” he said, adding that rising home ownership and wealth creation are now feeding into discretionary consumption and organised retail demand.

    The city’s consumption story is also increasingly shaping retailers’ expansion strategies, with brands treating Hyderabad as one of their priority markets for new store launches.

    “Hyderabad has become one of the most sought-after expansion markets for both international and leading Indian brands,” Mahajan said. “Many brands today view it as an essential market in their expansion journey, and in some cases, among the first cities they choose after entering India.”
