    Embassy Developments records 338% on-year growth in Q1 pre-sales

    Embassy Developments has recorded 338% year-on-year growth in pre-sales of Rs 868 crore for the quarter ended June supported by sustained demand across the company’s residential portfolio in Mumbai and Bengaluru. Collections during the quarter rose 54% to Rs 496 crore.

    Out of total 4.3 million sq ft of residential launches across Bengaluru and Mumbai during the financial year 2025-26, nearly 60% has been sold as of June end. Bengaluru projects witnessed particularly strong customer response, with 72% of launched inventory sold within six months, the company said in a release.

    “We have started FY27 with strong momentum, driven by healthy sales and collections from existing launches. We entered the year with a substantial portfolio comprising Rs 10,500 crore of ongoing residential inventory, Rs 400 crore of completed inventory, and a Rs 19,400 crore launch pipeline, providing a robust foundation for future growth,” said Aditya Virwani, MD, Embassy Developments.

    The developer’s board has also approved a preferential allotment of convertible warrants amounting to Rs 363 crore to Embassy Group at an exercise price of Rs 111.51 per share, representing an 80% premium over the prevailing market price and the regulatory floor price prescribed under the SEBI Regulations, subject to shareholder approval.

    The proceeds will be utilised to repay outstanding shareholder debt of Embassy Group, further strengthening the balance sheet and reducing cost of capital. The promoters have voluntarily committed to convert all the Warrants into equity shares within 6 months, ahead of the maximum permitted tenure of 18 months.

    The developer has secured Real Estate Regulatory Authority (RERA) approval for its ultra-luxury residential development spread over 2 acres in Mumbai’s Juhu area. The low-density project with 300,000 sq ft RERA carpet area is estimated to hold gross development value (GDV) of over Rs 3,000 crore. The project comes under the company’s Development Management (DM) model.

    As of June end, Embassy Developments’ net institutional debt stood at Rs 3,300 crore, after adjusting for cash and cash equivalents of Rs 1,200 crore.

    In 2025-26, the company has recorded pre-sales of Rs 4,631 crore, representing a growth of 128% year-on-year. With an estimated FY27 launch pipeline of nearly Rs 19,400 crore GDV, the developer remains on track to achieve its FY27 guidance of Rs 6,000 crore in pre-sales from owned developments and Rs 2,000 crore from development management projects, the company said.
