    The quiet rise of Sohna: How a once-overlooked market is emerging as an alternative to Gurugram’s luxury housing

    For years, Gurugram dominated conversations around premium residential living in Delhi-NCR. Locations around Golf Course Road and established urban corridors became synonymous with aspirational housing. But as buyer expectations evolve and urban priorities shift, another market is steadily entering the conversation, Sohna.

    Once largely viewed as an extension of Gurugram, Sohna is increasingly carving out an identity of its own. Wider spaces, lower density, improving infrastructure and a stronger focus on lifestyle-led development are helping the micro-market attract a new generation of homebuyers looking beyond traditional luxury addresses. According to Neeraj K. Mishra, Executive Director, Ganga Realty, this shift reflects a broader change in buyer preferences, where lifestyle, space and quality of living are becoming key considerations.

    The shift reflects a broader change underway across NCR’s residential landscape: buyers are no longer evaluating homes purely by proximity to city centres. Increasingly, the quality of everyday living is becoming equally important.


    Luxury is being redefined

    The idea of premium housing itself appears to be changing. According to Neeraj K. Mishra, Executive Director, Ganga Realty, homebuyers today are placing greater value on the experience of living rather than simply owning an address.

    “Earlier, proximity to established city centres defined residential choices. Today, buyers are equally, if not more, focused on how they live within those spaces,” says Mishra.

    He believes Sohna is benefiting from this transition because it combines openness, greenery and planned urban growth in a way that is becoming harder to find in more densely developed locations.

    Unlike traditional luxury markets where location often commands a premium regardless of configuration, Sohna is drawing interest through larger layouts, lower congestion and communities designed around everyday comfort.Space is becoming the new premium
    One of the strongest themes emerging across the housing market is the growing importance of space.

    With changing work patterns and lifestyle expectations, homebuyers are increasingly seeking larger homes, better ventilation, natural light and environments that feel less crowded.

    Sohna’s location near the Aravalli landscape and its relatively lower development density compared with core Gurugram have strengthened this appeal.

    “We are seeing a clear demand for homes that feel larger, brighter and better connected to their surroundings,” says Neeraj Mishra. “Natural light, ventilation and community design are no longer secondary considerations, they are becoming central to decision-making.”

    This shift is influencing project design across the region. New developments are placing greater emphasis on expansive balconies, integrated green zones and layouts intended to balance privacy with community interaction.

    Connectivity is changing perceptions
    Accessibility has also played an important role in reshaping Sohna’s image. Infrastructure upgrades including the Delhi–Mumbai Expressway and the Sohna Elevated Road have significantly improved connectivity with Gurugram’s commercial centres and employment hubs.

    Locations such as Cyber Hub, Golf Course Road, MG Road and Udyog Vihar have become more accessible, reducing the perception that Sohna sits too far from the city’s economic core.

    “Connectivity has changed perception in a meaningful way,” Neeraj K. Mishra says. “Sohna is no longer seen as distant, it is now considered a practical residential choice.”

    This improved access is allowing residents to combine proximity to work with a more spacious and greener living environment.

    The value equation is becoming harder to ignore
    Another factor contributing to Sohna’s rise is affordability relative to established luxury corridors.

    Areas such as Sector 10 Sohna continue to offer pricing advantages over several mature Gurugram locations, enabling buyers to consider larger configurations and lifestyle-oriented communities without a proportionate increase in spending.

    “For many buyers, Sohna presents an opportunity to upgrade their quality of life without a corresponding escalation in budget,” Neeraj Mishra says.

    Sohna’s emergence does not necessarily signal a replacement for Gurugram’s luxury housing market. Instead, it reflects the expanding definition of what premium living means in NCR.

    “For a growing segment of buyers, luxury is no longer measured only by postcode. It is increasingly defined by space, convenience, community design and everyday quality of life. The idea is to go beyond just building homes,” Exucutive Director, Ganga Realty says. “It’s about creating environments where people genuinely enjoy living every day.”

    As lifestyle-led demand reshapes residential choices across NCR, Sohna’s rise suggests that the region’s next housing story may not be about moving farther, but living differently.
