    AU Real Estate acquires 5.6 acre land in Siddharth Vihar, for Rs 336 crore

    Realty developer AU Real Estate, has acquired 5.6 acre land in Siddharth Vihar, Ghaziabad through an auction conducted by the Uttar Pradesh Awas Vikas Parishad for Rs 336 crore.

    The project is being developed by Cosmos REIT Pvt. Ltd., a 100% subsidiary of AU Real Estate.

    The development spans approximately 5.6 acres and will comprise around 831 residential units across 40 floors. The project is being developed with an estimated total investment of approximately Rs 1200 crore and carries a projected revenue potential of ₹1600 crore upon completion.

    Cosmos Corner comprises three high-rise towers — Jagannath, Balabhadra, and Subhadra. The development offers three residential configurations, including spacious 3BHK apartments of 1,780 sq. ft., expansive 3BHK + multipurpose room residences spanning 1,972 sq. ft., and ultra-luxurious 5BHK homes spread across 3,175 sq. ft.

    “The project has been designed with open layouts, abundant natural light, expansive sundecks, and low-density planning to offer an elevated living experience. Siddharth Vihar is rapidly emerging as one of NCR’s most promising residential destinations, and we believe Cosmos Corner will stand out as a landmark development in the region,” said Ashish Agarwal, Director, AU Real Estate.

    Strategically positioned in Siddharth Vihar along Delhi–Meerut Expressway, Cosmos Corner offers seamless connectivity to Noida, Indirapuram, Delhi, and major NCR corridors. Key landmarks and transit nodes in close proximity include Noida Sector 62, Electronic City Metro Station, Shaheed Sthal Metro Station, and Ghaziabad Railway Station, ensuring ease of daily commuting across the region.

    Further strengthening the infrastructure landscape of Siddharth Vihar, the Uttar Pradesh government has recently approved the construction of two additional ramps on the Hindon Elevated Road to improve regional connectivity and commuter accessibility. The proposed infrastructure upgrade is expected to streamline traffic movement between Vasundhara, Indirapuram, Kanawani, and UP Gate, while enhancing access to key NCR corridors.
